The pavilion-style house was custom built to highlight the natural environment. High ceilings and the generous use of timber and glass sees this home constantly flirt with its surroundings, drawing the landscape into every room. Set on a leafy elevated block, you will enjoy gentle breezes and lovely views. A large, partially covered first-floor deck separates the lounge pavilion from the kitchen and bedrooms pavilion. The lounge features a wood burning fire, Tasmanian myrtle cabinetry and 6 metre high raked ceilings. The kitchen is cleverly designed and opens onto an expansive outdoor dining space. The master bedroom and second bedroom are adjacent to a large bathroom featuring bespoke Villeroy & Boch toilet and basin. The master bedroom features a large walk-in robe and opens onto the deck overlooking the acreage and with amazing coastal views. This is a perfect get away for couples or small families. Parking - plenty of driveway parking is available. Pets - sorry, Ngura Ilkaritja is not a pet-friendly property. Non-smoking - this is a non-smoking environment. Heating and cooling - the design of the house and its elevation ensures that it is well ventilated and does not need air-conditioning. There is a wood combustion stove in the lounge pavilion for the occasional cooler winter night. Linen - all linen and towels are supplied. Even though the house is visually very private, noise travels to the neighbours easily. As such, no extra guests are allowed to the house. Noise levels are to be respectful at all times. No outdoor music or outdoor entertaining after 10pm. One noise complaints means a $250 bond deduction and a second noise complaint can mean loss of full bond and being asked to vacate immediately. Sorry to be so strict but noise is a serious issue in the Byron Shire and keeping our neighbours happy is of paramount importance. Please ensure dishes are washed and put back into the correct cupboards. The BBQ must be thoroughly cleaned before departure to avoid excess cleaning charges. Charges will apply if the property requires extra cleaning due to the dirty condition in which the property has been left. This will be calculated on the number of hours required over and above the normal cleaning time. If extra washing or dry cleaning of furniture is required these will also be charged to the tenant. Replacement of linen/towels maybe required if they are beyond saving and stains cannot be removed. Any booking to be discovered to be a Schoolies, Hen’s or Bucks booking will result in instant eviction with loss of any remaining rental as well as the security bond deposit. Strict: 50% refund up until 1 week prior to arrival • Cleaning fees are always refunded if the guest did not check in. • The Airbnb service fee is refundable (up to 3 times per year) if the guest cancels before the trip starts. If a guest books a reservation that overlaps with any part of an existing reservation, we won’t refund the Airbnb service fee if they decide to cancel. • Accommodation fees (the total nightly rate you're charged) are refundable in certain circumstances as outlined below. • If there is a complaint from either party, notice must be given to Airbnb within 24 hours of check-in. • Airbnb will mediate when necessary, and has the final say in all disputes. • A reservation is officially cancelled when the guest clicks the cancellation button on the cancellation confirmation page, which they can find in Dashboard > Your Trips > Change or Cancel. • Cancellation policies may be superseded by the Guest Refund Policy, extenuating circumstances, or cancellations by Airbnb for any other reason permitted under the Terms of Service. A prolific citrus orchard provides fruit with the garden focus being on a natural bushland with an array of staghorns and native trees. There is an “in perpetuity” water license, 2 spring fed dams and 73,281 litres of household rain water storage. The property allows for easy additional pavilion or build in underneath if required.
